The couple, both therapists, purchased a charming 1,488-square-foot Craftsman house built in 1910, located in a neighborhood that offers the warmth of a tight-knit community. The home features three bedrooms and a solitary bathroom, qualities that blend both history and character.
Green and Rzepka had initially envisioned a life immersed in the vibrant atmosphere of city living. However, their perspective shifted after Green’s brother relocated to Media, prompting the couple to explore suburban options in Norwood. Their two-year rental experience in the area solidified their desire for a fuller, more permanent family life closer to relatives.
Beginning their formal house search in early 2024, the couple attended several open houses to familiarize themselves with various neighborhoods. Their criteria included a friendly community with accessible amenities, such as libraries and coffee shops, as well as a backyard space for their spirited five-year-old son. Rzepka particularly emphasized the importance of a cheerful environment.
The Craftsman house caught their attention due to its unique charm and historical details, which the couple found appealing compared to more modern properties that felt sterile. The house featured distinct elements like sloped ceilings and cozy reading nooks, which resonated with their desire for comfort and character.
Despite their initial hesitance, after spending an hour touring the Craftsman, they realized their potential attachment to the home. Under the guidance of their agent, Ben Camp, they crafted a heartfelt offer, matching the listing price of 5,000 and opting to purchase the house “as-is,” allowing for a quick close.
Green and Rzepka utilized a Federal Housing Administration (FHA) loan, enabling them to secure a down payment of 3.5% of the purchase price. They received invaluable financial assistance from their families, further easing the homebuying process.
Post-purchase preparations took a couple of months as they undertook renovations, including updating the home’s electrical system and refreshing the kitchen. By mid-January 2025, the couple moved in, eager to establish themselves in their new environment.
Unexpected expenses, such as the need to replace the sewer line shortly after moving in, tested their adaptability. However, the couple embraced the challenges of homeownership, affirming that each obstacle is part of the journey.
Currently, Green and Rzepka have chosen to maintain much of the home’s pre-existing decor, appreciating the design established by the previous owners. Their son’s enjoyment of the swing set and children’s books left by the former residents underscores their commitment to fostering a familial atmosphere.
