Rowan University is set to embark on a significant 0 million development initiative aimed at enhancing healthcare, housing, and advanced manufacturing capabilities in New Jersey. This ambitious project is supported by an allocation of hundreds of millions in tax credits from the state and seeks to establish a “wellness village” in Gloucester County, strategically located at the intersection of Routes 55 and 322, approximately 30 minutes south of Philadelphia.

The development will cover a 220-acre site and will feature a diverse array of amenities including 1,000 residential units comprised of homes, apartments, and dedicated retirement communities. Among the key components of the project are a 160-room hotel and conference center, a community facility known as the Rowan Community Wellness Institute, an Inspira Health medical office building, and 56,000 square feet of retail space. This initiative aims to foster a vibrant community environment, integrating various sectors including education and healthcare.

Rowan University’s planners envision a symbiotic relationship between residents and the university, with professors potentially living in the new accommodations, student engineers gaining critical experience in local manufacturing, and nursing students collaborating with nearby retirement communities and healthcare institutions. By enhancing local resources, the project aims to address the ongoing issue of “brain drain,” whereby college graduates leave South Jersey for opportunities elsewhere.

As part of its forward-thinking strategy, Rowan plans to develop approximately 350,000 square feet of facilities within its Center for Manufacturing Innovation. This center is intended to streamline the process of transforming prototypes into production, thereby bolstering regional supply chains and generating high-paying technical jobs. The facility will focus on cutting-edge fields such as digital engineering and artificial intelligence, providing research space that will facilitate collaborations between industry professionals and Rowan’s faculty and students.

Rowan University President Ali A. Houshmand describes the project as potentially transformational, asserting that this initiative, along with other medical and educational institutions in the area, could contribute to establishing the region as a new hub for innovation, likening its potential impact to that of Silicon Valley.

In partnership with Fairmount Properties of Ohio, which has extensive experience in similar projects, Rowan contributes the land previously acquired for development. Fairmount is aiming for transformative project designation under New Jersey’s Aspire gap-financing program, which could unlock as much as 0 million in state tax credits. The initiative is projected to create over 5,000 construction jobs and approximately 900 permanent positions, alongside generating an estimated .3 million in annual tax revenue.

The project’s timeline is contingent upon municipal approvals, with an anticipated completion of the wellness village within five to six years. Meanwhile, officials will host town hall meetings in the spring to engage the community and gather public input on the project. Rowan University’s commitment to creating a thoughtfully designed, community-centered development marks a significant step toward realizing a comprehensive model that integrates living, learning, and healing environments.

As Rowan continues to expand, currently boasting an enrollment of approximately 24,500 students, the proposed “wellness village” aims to nurture an interconnected community while enhancing the economic landscape of South Jersey.
