This initiative will see the construction of Tabor Village, a multifamily residential community set to occupy an underutilized site in southeast Oak Cliff. The land, previously owned by a local church, will be transformed into a housing complex featuring one- and two-bedroom apartments designed to meet the needs of the senior population.
The project is spearheaded by the Dallas-based Onyx Legacy Group in collaboration with Lincoln Avenue Communities, a prominent developer focusing on affordable and workforce housing across the nation. According to Mark Allen, co-founder of Onyx Legacy Group, Tabor Village is designed to enable seniors to remain in their familiar neighborhoods, particularly beneficial in a housing market marked by uncertainty and rising living costs.
Tabor Village will encompass approximately 229 units, strategically located on a 19-acre parcel at 6200 Baraboo Drive. The development is projected to be operational by next summer, pending final approvals and completion of necessary infrastructure work. The project’s financing will include a million bond reservation awarded by the Dallas Housing Finance Corporation, a leading financier dedicated to affordable housing initiatives in the city.
Promoting inclusivity, Tabor Village will have varying income restrictions for its units. About 15% of the apartments will be designated for residents earning at or below 50% of the area median income, while an additional 75% will be allocated for those earning up to 60% of the area median income. Only 10% of units will be offered at market rates, thereby addressing the pressing need for affordable rental options in Dallas. A recent report from the Child Poverty Action Lab highlighted a significant gap in affordable housing, indicating that demand for units priced appropriately for individuals earning 50% or less than the area median income exceeds supply by approximately 46,000 units.
Apart from the apartment units, the site will also feature community amenities, including walking trails, a dog park, and a water feature—all intended to enhance the quality of life for residents.
