Aramark’s headquarters is up for sale at 0 million, exceeding prices of comparable office buildings.

The prominent office building housing Aramark’s headquarters at 2400 Market Street in Philadelphia has been officially placed on the market, with a proposed selling price of 0 million. This valuation significantly exceeds the amounts associated with many recent office transactions within the city. According to sources familiar with the negotiations, the current owner, Lubert-Adler Real Estate Funds, is aiming for a price that reflects both the building’s prime location and its occupancy rate.

Occupying nearly 600,000 square feet along the eastern bank of the Schuylkill River, 2400 Market Street is 99% occupied, contrasting sharply with other recent office building sales in Philadelphia, which have generally seen properties acquired for less than half their previously appraised values. The building hosts a range of prestigious tenants, including Aramark, the Fitler Club, and JP Morgan Chase, which is set to expand its presence in Philadelphia with new offices in this building.

The Lubert-Adler Real Estate Funds have engaged the services of CBRE to oversee the property’s marketing. Doug Rodio, executive vice president at CBRE, has noted a surge of interest in the sale, particularly from out-of-town investors, even before the formal marketing campaign has been initiated. This level of interest is a departure from trends seen in the office real estate market during the pandemic, where office buildings struggled to attract buyers.

Lubert-Adler acquired the 2400 Market Street property in 2014 alongside PMC Property Group for approximately million, subsequently transforming it into one of the premier office spaces in Philadelphia. Builders and investors are drawn to this property largely due to its consistent full occupancy and stability, making it a compelling investment opportunity amidst a fluctuating market landscape characterized by distress in numerous other office sales.

The interest from national and international investors contrasts with the recent trend where many smaller buildings have been selling for significantly reduced prices. Rodio mentioned that this represents a unique opportunity for investors eager to tap into a high-quality asset in Philadelphia, particularly those who have been priced out of competitive markets like the Southeast and New York City.

While the property’s loan was placed into special servicing—as is often done as a precautionary measure—it is crucial to note that this does not indicate financial distress for 2400 Market, according to market analysts. This indicates a routine administrative action rather than a reflection of the property’s financial health.

As the market for office space continues to evolve, the anticipated sale of 2400 Market Street will not only impact the local real estate landscape but will also serve as a barometer for investor confidence in Philadelphia’s commercial real estate market as a whole.

With escalating prices and significant interest, 2400 Market Street stands out as a viable investment amid an otherwise turbulent market, highlighting a potential shift in how investors are perceiving Philadelphia as a commercial hub.
