Germantown to Welcome New Building Featuring 46 Residential Apartments
A new residential project is set to transform a key area of Germantown, located at 5322-28 Germantown Avenue, as developer Ken Weinstein announces the construction of a 46-unit apartment building. This five-story development will also feature over 1,600 square feet of commercial space and provide 17 parking spaces.
This initiative is part of a broader trend of multifamily construction within Germantown, which historically drew little interest from developers during the latter half of the 20th century. With the demand for housing in Germantown now exceeding the current supply, Weinstein emphasizes the necessity for more housing options catering to all income levels. The neighborhood’s proximity to reliable public transit and Fairmount Park, combined with its affordability compared to more expensive city neighborhoods, adds to its appeal.
Weinstein plans to commence construction in the first week of January, with all necessary funding and contracts already secured. The project has navigated the city’s zoning regulations smoothly, as it did not require any adjustments approved by the Zoning Board of Adjustment. Even without legal obligations, Weinstein consulted with the Penn Knox Neighborhood Association to address community concerns about the development.
Deneene Brockington, chair of the neighborhood association, highlighted the significance of having a local developer like Weinstein involved in the project, expressing optimism about his willingness to consider community feedback without compromising the initiative’s integrity. The primary concerns raised by the community revolved around building materials and lighting, which Weinstein has reportedly taken into account.
While the 17 parking spaces included in the project are not mandated by zoning regulations, Weinstein conveyed a desire to include additional spots but faced limitations due to the land use rules requiring the inclusion of commercial space on the ground floor. He noted that the high costs associated with underground parking systems in neighborhoods like Germantown create a persistent challenge for developers who aim to meet local demands.
The apartment complex will consist of 28 one-bedroom units and 18 two-bedroom units, with rental prices set between ,450 and ,200. Notably, there will be no subsidized or affordable units designated for the project. Completion is anticipated within 18 months following the start of construction.
While no tenant has yet been secured for the commercial space, Weinstein envisions possibilities such as a café or coffee shop, particularly with the relocation of popular local business Uncle Bobbie’s. Given the influx of students and staff from nearby Germantown Friends School, the demand for such amenities is expected to be robust. The project represents a significant step towards revitalizing Germantown and meeting the evolving housing demands of its community.
