A significant redevelopment proposal has emerged in King of Prussia, Pennsylvania, where a Charleston-based residential real estate firm, Greystar, has unveiled plans to demolish an existing office building and replace it with a six-story, 205-unit apartment complex. Documentation submitted to the Montgomery County Planning Commission reveals that the structure, located at 720 Vandenburg Road, currently houses Arcfield, a government contractor whose lease is nearing expiration. Arcfield intends to relocate to a renovated business park at 1400 Morris Drive in Chesterbrook, though the precise timeline for this move remains unspecified.
Greystar’s application highlights the need for the redevelopment, noting that the existing building has become functionally obsolete in relation to current market demands and developmental trends. If approved, Greystar’s project will transform the nearly seven-acre site into a residential complex that features modern amenities, including an outdoor pool covering approximately 3,000 square feet, a clubhouse, and a parking lot with space for 300 vehicles. This venture would mark Greystar’s third residential property in King of Prussia, following Indigo 301 and Skye 750, thereby underscoring the company’s growing footprint in the region.
The proposed location is strategically situated across from the Park Square complex, which comprises 300 apartments and was established in 2018. It is also less than two miles from the expansive King of Prussia Mall, an area that has increasingly attracted renters in recent years. Recent census data indicates that renters made up approximately 52% of households in King of Prussia in 2023, a notable increase from 41% in 2018.
In the broader context of Upper Merion Township, over 4,000 rental units have been constructed within the last eight years. This trend reflects a national shift towards greater rental demand, influenced by rising homeownership costs and changing lifestyle preferences. Greystar, aimed at capitalizing on this burgeoning rental market, is currently engaged in multiple projects across the Philadelphia region, including a conventional apartment complex and a 55-plus “active adult” community in Malvern, both expected to be completed within the next two years.
As the Montgomery County Planning Commission has expressed general support for Greystar’s plans, this development represents a significant step in responding to the evolving housing landscape in King of Prussia and the surrounding areas. The initiative not only seeks to address the existing housing crisis but also aims to enhance the residential offerings in a suburb that continues to attract more renters than homeowners.
