New 81-Unit Apartment Building Planned for East Mount Airy
TierView Development has unveiled plans for an 81-unit residential project at 6903-6915 Germantown Avenue in the Mount Airy neighborhood of Philadelphia. The initiative aims to offer mid-market rental prices along with a selection of family-sized units, addressing the growing demand for diverse housing options in the area.
The proposed five-story structure is designed to integrate seamlessly into its surroundings, featuring architectural elements that reflect the historic characteristics of the neighborhood, particularly the adjacent building located at 6901 Germantown Avenue. The plan includes the construction of 11 parking spaces located at the rear of the property, along with over 2,700 square feet of retail space aimed at enhancing the community’s commercial vibrancy.
Jenn Patrino, President of TierView Development, emphasized the importance of maintaining the area’s natural beauty throughout the design process. The materials selected for construction are intended to resonate with the historic fabric of the neighborhood, reinforcing the project’s commitment to thoughtful and contextual development.
Within the proposed complex, seven of the units are designated as affordable housing, priced at approximately 60% of the area median income, which amounts to slightly more than ,000 for a one-person household. The remaining units are strategically priced to be accessible for individuals and families earning up to 79% of the area median income.
The development plans include a varied mix of studio, one-bedroom, and two-bedroom apartment units, catering to the diverse tenant demographic that TierView has successfully attracted to its existing portfolio of approximately 200 units in Northwest Philadelphia. This mixed-use approach aligns with the demographic diversity of the Germantown and Mount Airy neighborhoods, appealing to a wide range of residents from young professionals starting their careers to long-term community members considering alternatives to homeownership.
The project has garnered some local opposition due to the limited number of parking spaces, a concern Patrino acknowledges. However, the company faces challenges related to historic preservation regulations and the preservation of heritage trees on the site. In response, TierView is exploring alternative options for additional off-site parking solutions.
Before final approval, the development requires clearance from the city’s Historical Commission and the Zoning Board of Adjustment. Initially reviewed by the advisory Civic Design Review committee on August 5, the project has received support from the Mt. Airy Business Improvement District, which highlights its potential to contribute positively to the community by bringing in new residents and customers for local businesses.
This development represents a significant step in addressing housing needs in Mount Airy while preserving the character and heritage of the local environment.
