Schroders reportedly plans to sell malls as part of efforts to divest Singapore properties.

Schroders plc, a prominent London-based asset management firm, is in the process of divesting some of its real estate holdings in Singapore. In a move aimed at raising approximately S0 million (US2 million or RM697 million), the company has engaged brokers Knight Frank and Savills plc to facilitate the sale of Wisteria Mall, a two-story retail property located in northern Singapore. This information comes from sources familiar with the developments, who requested anonymity due to the confidential nature of the transaction.

Wisteria Mall, acquired by Schroders’ Pamfleet Real Estate Fund III for S8 million in 2022, boasts a healthy occupancy rate of 93%. The expression of interest exercise initiated by the brokers is expected to conclude by late November, allowing interested parties to submit their bids for the asset.

This sale forms part of Schroders’ broader strategy to optimize its real estate portfolio following its recent acquisition by Nuveen. The company is also in the midst of a separate divestiture endeavor, involving a hotel property that it co-owns with investment firm TPG Angelo Gordon. Reports indicate that an attempt to sell this hotel, projected to fetch S0 million in 2024 through Jones Lang LaSalle Inc., has yet to secure a buyer.

A representative from Schroders Capital, the private markets investment division of the firm, stated that the organization routinely reviews its real estate portfolios and evaluates the best opportunities for its investors. Meanwhile, spokespeople from Savills and Knight Frank declined to offer additional remarks on the subject.

The commercial property market in Singapore has exhibited significant growth this year, with sales reaching approximately US billion in the first three quarters alone, a figure that represents more than tripling compared to the previous year, as reported by MSCI Inc. This surge is partially attributed to more favorable pricing expectations among property owners, who are increasingly motivated to sell assets as investment funds near maturity.

As Schroders continues to navigate the evolving landscape of real estate investment in Singapore, the ongoing sale of Wisteria Mall could signal a strategic shift in its asset management focus as it aims to align its holdings with market conditions and investor interests. Media News Source.
