Balboa Theater in Newport Beach sold; restoration plans announced by the buyer’s representative.
The Balboa Theater, an iconic establishment that has served as a centerpiece for entertainment on Newport Beach’s Balboa Island for over 60 years, is poised for restoration following its recent acquisition. The acquisition, which was announced on October 30, 2023, marks a significant step towards revitalizing a site that has seen extensive history since its inception.
Originally opened as the Ritz Theater in 1928, the Balboa Theater has undergone various transformations throughout its operational years. It served as a beloved neighborhood cinema, contributing to local culture, before experiencing a controversial period in the 1970s when it operated as an adult movie house. This era attracted not only film enthusiasts but also frequent police attention, underscoring a turbulent chapter for the venue. By the time it closed its doors in 1991, the theater had evolved into a venue for alternative films and cult classic screenings, most notably midnight showings of the iconic “The Rocky Horror Picture Show.” The city maintained ownership of the property until 2017, highlighting its long-standing presence in the community.
The recent sale includes a deed restriction that emphasizes the preservation of the theater’s legacy in entertainment and the arts, ensuring that its historical significance remains intact. While the financial details of the sale were not disclosed, the property encompasses a 5,200-square-foot lot.
The buyer, a local real estate investor renowned for restoring historical landmarks across California, has expressed a commitment to revitalize the Balboa Theater with an elevated restoration project. Representatives from The Oppenheim Group, who facilitated the purchase, noted the buyer’s intention to collaborate with city officials to discuss the details of the restoration, signaling a hopeful future for the venue.
Community leaders have greeted the announcement positively, recognizing the potential for the Balboa Theater to reemerge as a cultural hub. Nathan Holthouser, president of Coastal Commercial, emphasized the challenges and rewards associated with owning and restoring historic properties, expressing optimism for the new chapter this acquisition represents.
Local historical society representatives have also shown enthusiasm for the project, underscoring the theater’s historical importance to the Newport Beach area. With the restoration of the Balboa Theater, there is an expectation that it will not only provide a venue for film screenings but also become a space for live performances, community events, and cultural initiatives, similar to the successful revitalization of the nearby Lido Theater in 2014.
As preparations for restoration begin, the community remains hopeful that the Balboa Theater will soon reclaim its place as a cherished destination for entertainment and cultural enrichment.
